Page Mill Hill

Palo Alto's Page Mill Road has a long history of incubating technological innovation. But despite its highly desirable location, one of the buildings in the Page Mill Hill complex had been languishing empty for 10 years when Orchard Commercial was brought on board to manage the property. Tenant improvement projects were in various stages of completion at 1891 Page Mill Road, requiring the Orchard team to work collaboratively and efficiently to ensure that the lessees—including the new Corning West Technology Center—could move in as planned.


Complete three construction projects including two tenant improvements in less than eight weeks to meet scheduled move-in dates. Help Corning achieve LEED certification for their 21,000-square-foot workspace.


  • Took over management of the in-progress tenant improvement project, finalizing the construction agreement and insurance policy and securing the appropriate permits.
  • Hired and collaborated with an architect to completely redesign the interior office space (lobby, conference rooms, labs, executive offices, kitchens, restrooms, and general workspaces) for Corning.
  • "Greened" interior spaces with environmentally sensitive materials such as recycled glass countertops.
  • Hired a landscape designer and managed the construction of a bioswale to trap silt and pollutants from flowing rainwater in the parking lot.
  • Streamlined the tenant improvement and lease approval process in order to speed up the project's completion.
  • Revised accounting practices to ensure that tenants in all five buildings were billed accurately for common area management (CAM) services.
  • Arranged for Stanford's Marguerite shuttle to provide free transportation to and from the Palo Alto Caltrain station.


By completing tenant improvement and capital construction projects on time and within budget, Orchard Commercial was able to fully lease a formerly empty building. The Orchard team also improved tenant relations by managing the construction projects effectively, expanding tenant services, and revising the financial reports to ensure accurate tenant billing. And the City of Palo Alto awarded Corning's workspace LEED certification for its compliance with the city's Green Building Program.
